What Arqland checks
Arqland works out a listing's seals from its data: nobody sets them by hand and nobody can buy them. If we can't guarantee one, it doesn't show.
None of this replaces the property registry
The seals say what Arqland has checked on its own site. They don't say who owns the land, that it is registered, or that it is free of liens, debts or claims: only the country's property registry can say that.
In El Salvador that is the CNR (National Registry Center): ask for the deed and the property certificate before paying anything.
Boundary reviewed by Arqland
- What it promises
- A person at Arqland reviewed the boundary the seller uploaded and approved it as it is: that the shape is valid, that it meets the country's rules and how it fits with the other listings. The date is the date of that approval. If the seller changes the boundary, the seal goes away until it is reviewed again.
- What it doesn't promise
- It isn't a survey on the ground, and it doesn't confirm that the boundary matches the deed or what is on the registry.
It's the seal of verified listings: the one the search's «Verified only» filter shows.See verified listings only
Doesn't overlap other parcels listed on Arqland
- What it promises
- The boundary doesn't cut into any other listing published or sold on Arqland beyond the margin the country's rules allow for measurement error. It's checked every time the listing is looked up: if another one is published on top of it tomorrow, the seal goes away.
- What it doesn't promise
- It only looks at land listed on Arqland. It says nothing about neighbours who aren't here, or that the land is free of disputes.
The seller signed a sworn statement
- What it promises
- The seller e-signed the sworn statement Arqland drafts from the listing data. Only the person behind the account that lists the land can sign it.
- What it doesn't promise
- Arqland doesn't check that what is stated is true: the statement binds whoever signs it. It isn't a deed and it doesn't transfer ownership.
Area calculated from the boundary
- What it promises
- The area is calculated from the boundary's coordinates, in square metres and, where they're used, in square varas with the country's vara.
- What it doesn't promise
- It's as accurate as the coordinates the seller uploaded. Without a boundary, the area is the one the seller declares, and the listing says so.
A listing without seals
It isn't a fake listing: many sellers don't have a plan. Every listing goes through an Arqland review before it's published, and the boundary review only if it has one. If something doesn't add up, use «Report this listing» on the listing page.
